Some properties need more work than others, but regardless of the state we can help. In some cases, we have recoderated the walls, recarpeted stairs and changed flooring. On others, we added stud walls or retiled the bathrooms. Below are samples of our past projects we’ve completed on our clients’ and own properties:

Our managed properties

The Downs Court

Ms A had to move out to another area due to new addition to her family. She was very nervous to rent out her family place to sharers as she didn’t know how it would turn out. After unsuccessful attempts to rent her place with multiple agents, she came to us. We listened to her requirements and based on her preferences, made her a competitive offer she quickly accepted. From then on, we managed this lovely property for 5 years.

This flat immersed into lavish greenery of Wimbledon became an absolute favourite for our more mature professionals who were looking for quieter place to read, rest and recharge after long days of work in the city.

Howard Road

We were referred to this property by a tired agent overwhelmed by ongoing tenant and maintenance issues. The property was let to the first-year university students who neglected the house and caused issues for their neighbours.

After viewing the property and speaking with Mr L, we put an offer in place detailing the works required to bring the place to the good state. Mr L was impressed with our professionalism and the fact that we offered not only organise necessary works, but also contribute towards the initial refurb.

The property has been upgraded, styled and was let to our professional tenants.

Smith Street

This property located in the lovely area of Surbiton, only half an hour from Waterloo station, was ideal to the professionals being so close to the station.

Mrs K who lived outside of London, was seeking as much hands-off solution as possible to allow her to spend more time with her children. After speaking with us, she was attracted by the idea of the guaranteed secured income with 0 involvement.

As agreed, we completed light refurb, upgraded the furniture and got 6 happy tenants.

Metcalfe Court

This beautiful maisonette split over 3 levels was a family home for Mr F and his family. As the landlord was moving into a larger house, he was looking to sell or let the property over a long term. Stable and consistent rental payments were a paramount for Mr F to cover the mortgage payments and increasing service charges.

Mr F was impressed by our touch of humanity and flexible approach tailored best for his circumstances. We made an offer, which included our free expertise in obtaining HMO license, and coordinating installation of stud wall to maximise the spacious ground level and achieve higher return. Our offer was gladly accepted and were able to accommodate the landlord’s timescales.

As a part of modern development in Greenwich Millennium village located on the banks of river Thames, this property is one of the absolute gems amongst young professional tenants.

Wimbledon Park Road

As an overseas landlady, Ms S was looking for the security of a long-term rent.

After the prior tenants move out unexpectedly, London Suitables became the perfect option offering a security of guaranteed rent over the period of 2 years till Ms’s S return to the UK to undergo an extension refurb.

During the length of tenancy, this gorgeous Edwardian style house became a home for a group of young professionals. They absolutely adored their spacious rooms full of light and a huge garden where they all frequently got together to share laughs and stories over a refreshing beverage.

Replacing flooring
Howard Road

Previously let to students, this property required a proper refurb to be more fit for young professionals and bring higher returns.

After speaking with Mr L and his view on this property, we offered to help with the improvements. While we had our team’s handymen and local contractors to deal with most of necessary works, after evaluating most cost-effective options, for this floor replacement project we agreed to go with Mr L’s suggested builder. We coordinated all the works and transformed tired living room with damaged carpets into the airy, stylish and comfortable space.

The rooms were snapped out by the eager young professional tenants.

Metcalfe Court

This beautiful maisonette split over 3 levels was a family home for Mr F and his family. As the landlord was moving into a larger house, he was looking to sell or let the property over a long term. After the successful viewing, we suggested to install a partition to turn the oversized living room into the 5th bedroom with an outdoor patio. Besides coordinating all the works, we also offered our expertise to apply for HMO license to the local council. Our offer was gladly accepted and were able to accommodate the landlord’s timescales.

The project was a success as we have transformed enormous living room into a gorgeous bedroom. We have measured everything carefully, keeping spacious kitchen with the dining table, heart for social activities.

Five years later, this property is one of the absolute gems amongst young professional tenants.

Wardrobe refurb
Beaconsfield Road

This purpose built three-bedroom flat on the ground level was purchased by ourselves as a long-term investment. The property was an ex-council authority and still had older structures throughout. One of the significant improvements we saw straight away was to demolish older built-in wardrobe and replace it with modern wardrobe storage area with full-length mirrors.

We approached this project firstly with speaking with structural engineers to identify whether the walls inside the built-in wardrobe were load-bearing. Being able to remove the walls would provide us more options, such as being able to freely select the wardrobe style at any retail shop without requiring any custom solution.

We relieved once we received official report confirming that the walls were not bearing any load and safe to be removed. After taking on all the measurements, and evaluating options we decided to opt for IKEA frame and get our builders to fit it into the space. As an unexpected curveball, we also had to work with an electrician to rewire part of the electric wiring in the room and relocate plugs.

The wardrobe came out looking gorgeous, bringing light into the room and resembling more of a hotel room.

Noise-proof insulation and feature wall
Beaconsfield Road

This purpose built three-bedroom flat on the ground level was purchased by ourselves as a long-term investment. The property was an ex-council authority and still had older structures throughout. One the issues was the thin wall between the living room and the rest of the flat leading to more noise and reduced privacy, which became especially acute while working from home during the Covid-19 pandemic.

We thought to use this as an opportunity to not only add noise-insulation material, but also redecorate and design a feature wall at the focal point of the property. 

After extensive research of available noise-cancelling materials, we went with a 75mm Rockwool to fit into the frame, placed between two sound-proof plasterboards.   

A result we got a quieter place, lots of compliments on the refreshed living room design, and last but not least increased value of the property
